How to read these areas
Indian developers quote three different area figures, and they are not interchangeable. Knowing which is which is the difference between comparing projects fairly and comparing them badly.
- RERA carpet area — the usable floor area within the walls of the apartment, as defined by the Real Estate (Regulation and Development) Act. This is the number to compare across projects, and the one your agreement is based on.
- Built-up area (BUA) — carpet area plus the walls and balcony structure of your unit.
- Super built-up area (SBA) — built-up area plus your share of common spaces such as the lobby, staircase and lift wells.
At Mannat, a 3 BHK with a 1,749 sq ft super built-up area carries 1,054 sq ft of RERA carpet. Always ask any developer for the carpet figure before you compare a price per square foot.
Residential floors
Floors 5 through 11 carry five residences each — three 3 BHK and two 4 BHK units per floor. Odd and even floors follow two different layouts, though the unit areas are the same on both. All areas are in square feet.

Duplex penthouses
The five penthouses are duplex residences, each interconnected across the 12th and 13th floors — three 4 BHK and two 5 BHK homes, the largest running to 2,468 sq ft of RERA carpet. The areas below describe the complete residence across both floors, not a single storey.

Parking and common floors
The ground and first floors are given over to parking. Ground floor parking is entered from the main gate; the first floor is reached by ramp and has direct lift access. Bicycle parking and RFID-controlled boom barriers are provided at entry, with CCTV monitoring throughout.
