Privacy Policy

This policy explains what personal data we collect through this website, why we collect it, who we share it with, and the rights you have over it under India's Digital Personal Data Protection Act, 2023.

1Who we are

This website, mannat.homes, is operated by Minu Enhance Developers ("we", "us", "our") in connection with Mannat, our residential project on Bariatu Road, Ranchi, Jharkhand, registered under JHARERA as JHARERA/PROJECT/157/2025.

For the purposes of the Digital Personal Data Protection Act, 2023 ("DPDP Act"), we are the Data Fiduciary for the personal data described below. If you submit your details to us, you are the Data Principal.

2What we collect

When you submit the "Enquire Now" form, the site-visit form, or contact us by phone, email or WhatsApp, we collect:

Information collected automatically

We use Google Analytics and Google Ads conversion measurement to understand how visitors use the site — for example which sections are read, which devices are used, whether a form was submitted successfully, and whether a call or WhatsApp link was selected. This is collected through cookies and similar technologies and includes approximate location, device and browser type, pages viewed and the conversion action. We do not send the contents of your enquiry form to Google Ads.

When you submit a form, we also record the submission time and IP address in the enquiry email as evidence that the consent box was accepted. We use that record only to document the consent associated with your enquiry.

We do not collect payment information, identity documents, or financial details through this website. If you proceed towards a booking, any such information is collected separately and directly by our sales team under a separate agreement — never through a form on this site.

3Why we use it, and on what basis

We process your personal data only for these purposes:

Our lawful basis is your consent, given when you tick the consent box before submitting a form. Where we must retain records to comply with a legal obligation, we rely on that legal obligation instead.

4Who we share it with

We do not sell your personal data, and we do not share it with third-party brokers or advertisers. We share it only with service providers who help us operate this site and respond to you:

We may also disclose personal data where we are required to do so by law, by a court, or by a regulatory authority such as JHARERA.

If you contact us through the WhatsApp button, that conversation is carried on WhatsApp's platform and is also subject to WhatsApp's own privacy policy. The project brochure is hosted on Google Drive; downloading it is subject to Google's privacy policy.

5How long we keep it

We keep enquiry data for as long as needed to respond to you and to pursue your interest in the project, and after that for as long as we are required to retain records under RERA, tax and other applicable law. When neither applies any longer, we delete it or anonymise it.

If you withdraw your consent and we have no legal reason to keep your data, we will erase it.

6How we protect it

This website is served over HTTPS, so information you submit is encrypted in transit. Access to enquiry data is limited to the Minu Enhance Developers team members who need it to respond to you. No system is perfectly secure, but we take reasonable technical and organisational measures to protect your data against unauthorised access, disclosure or loss, and we will notify you and the Data Protection Board of a personal data breach where the DPDP Act requires it.
